No pets are allowed at Villa Sunpao unless specifically permitted by the juristic office. Exceptions can be made for service or guide dogs for persons with disabilities.
The common area maintenance fee at Villa Sunpao is ฿40 per square meter based on the plot size of the property. This fee has to be paid every month by owners for the upkeep of the common areas of the project. For new residential developments, it is common to pay up to 1-3 years’ common area maintenance fees in advance upon the transfer of the properties' ownership.
Layan Beach is the nearest Beach from Villa Sunpao and it is 1.3 km away.

The building (the bricks and mortar) can be owned by a non-Thai national outright in their name in what is called the house registry which secures ownership indefinitely of the structure.

One week stay at this project. It was an awe-inspiring time from the first day to the last day of my stay. The staff is very attentive and professional. The villas we stayed in were spacious with a private pool. The pool is very long to accommodate about 6-8 people comfortably. There are 4 bedrooms with en-suite bathrooms. Beautifully interior decorated, elegant and clean. Every room is fully furnished, including the kitchen. We used a private chef service to cook the food for us for 2 days, and I would say that he is excellent and able to cook what we want. The villa is located in Soi Layan 7, this place is very suitable for relaxing with privacy and a shady atmosphere because there is a rubber plantation around. Also, it's close to Layan Beach, it takes about 5 minutes by car.

Stayed here for 5 days with my family. The villa is located near Layan Beach. The receptionist is very friendly and helpful. The atmosphere of the project is tranquil and private. Our pool villa was spacious, with 4 bedrooms with en-suite bathrooms. The swimming pool is bigger than we expected. Each room has a complete set of five-star bedding. It is also very clean. The garden is nicely decorated. There is also a private chef service that you can request. I am very impressed with the food. Thank you so much for your awesome service. Oh! The location is just within walking distance to Layan Beach.
